The property:
This will be a luxury leaseback residence within a residential complex in Villeneuve-Loubet Plage, a small town on the coast between Nice and Antibes.
The residence will be just across from the beach, very close to the spectacular pyramid-shaped Marina Baie des Anges, which despite criticism in the early days has now become one of the most spectacular architectural landmarks in all of France.
Royal Cap, designed by the well-known French architect Jean-Michel Villemotte and with gardens created by the equally reputed Jean Mus, will provide a haven of tranquility just a stone’s throw from the beach, the Marina and the hotspots of the Côte d’Azur.

The location:
Villeneuve-Loubet is a small town on the Côte d’Azur between Nice (25 km to the centre, 11 km to the airport) and Antibes (7 km). Cannes is a little further west at 19 km. The property will be built in Villeneuve-Loubet plage, which is the beach area. A number of hotels, restaurants and shops, as well as the Marina, make this a very lively spot; a few minutes' walk from the train station, where the local train service will take you up and down the coast.
The town itself lies slightly inland and has a medieval centre with a residential area spreading towards the hills of the back-country (Saint Paul de Vence, Tourettes-sur-Loup, Biot, Valbonne). On the banks of the river “Loup”, Villeneuve-Loubet is the starting point for nature treks, rafting expeditions, etc. and offers a number of unusual sports activities for families, such as a giant maze, tree-top walking and an “Alchemist's garden”.
The birth-place of Auguste Escoffier, the father of modern “grande” cuisine and author, amongst other books, of the famous ‘Larousse Gastronomique’, has now been turned into a small museum where the culinary arts are celebrated. A number of extraordinary old-fashioned utensils are displayed as well as some astonishing menus – and the museum hosts various workshops and activities for adults as well as children all year round.
Several local restaurants claim to honour their famous master and these disciples of Escoffier will do their best to enchant your tastebuds, with the finest dishes French traditional cuisine has to offer.
The Medieval castle, from which France’s renaissance king François 1er once governed the country, is open to visitors all year round and houses a collection of armoury and medieval artefacts and art.
Villeneuve-Loubet is at a crossroads between the major cities on the Riviera. It has the quiet atmosphere of a village, but all the amenities of a small town. Its streets are flower-lined and the town’s authorities make every effort to ensure the pretty natural environment is preserved.
Our opinion:
This is a very central position on the Riviera and can be easily reached by every means of public transportation, which makes it ideal for those of you who do not like to feel isolated. This will be a quality development with an above average potential for capital appreciation. The flexibility offered by the lease (20% discount on the public price) will suit investors as well as those of you wishing to spend some time in their property.
The property being part of a residential complex is an added advantage.
