For example, if you purchase a property for 166 000 EUR including VAT (price of the house and the parking), the total amount to be financed will be 104 580 EUR (rental income and VAT deducted from the selling price).

The location:

Talmont Saint Hilaire ( 6000 inhabitants) and the Marina of Port Bourgenay (550 berths) are situated on the Atlantic coast in the Vendee department between Nantes and La Rochelle, 10 minutes south of the famous resort of Les Sables d’Olonne.

Talmont Saint Hilaire is an ideal venue for family holidays where nature reigns supreme. The village boasts an imposing fortress built for its Prince, Richard the Lionheart, around which many festive and educational events are organised all year round. Other interesting visits include the nearby salt farms where the antique craft of growing sea salt was revived by two young entrepreneurs in the 1960s, the motorcar museum, oyster park, the house of trees and honey, where you can discover the secrets of honey-making.. . to name a few. Throughout the summer months a large number of events are held to entertain tourists and locals alike; historic recollections, gastronomic and music festivals, sailing races etc.

The Vendée, with its 240 km of coastal beauty and 140 km of fine sandy beaches flanked by pine forests is, after the Côte d’Azur, the second most visited holiday destination in France and according to the tourism board, the second sunniest area of the country, with an average of 2 500 hours of sunshine per annum. The fine standard of year-round living explains why the Vendée is becoming increasingly popular with people of all ages who are relocating to France.

The Vendée coast is dotted with stylish resorts such as St Jean de Monts and Les Sables d’Olonne, which offer a wide variety of smart restaurants and shops and rival with the glamorous resorts of the French Riviera.

The coast gives way to a scenic interior of green pastureland cut through by sauntering rivers and canal systems creating the fens and natural marshes. The plains of the Breton marshes to the north and the Poitevin marshes to the south offer a huge variety of settings, while many of the inland villages boast a rich historic heritage with a large array of prehistoric and medieval remains.

The region is also known for the quality of its produce; poultry, meat, vegetables and fine wines.

Our opinion:

The property market in the Vendée has been particularly buoyant in the last decade with an average growth rate of 20% per annum in the coastal areas. This is an opportunity to invest in a property benefiting from a unique natural environment with extremely flexible options for personal occupancy and one of France’s leading management companies as operators.
