The property:

The location:
Mandelieu la Napoule, capital of Mimosa which graces the gentle slopes with its golden yellow sprays in mid-winter, is at the crossroads between two very contrasting departments, the Alpes-Maritimes and the Var. The massif de l’Esterel begins here and offers its natural wonders to nature lovers and beachcombers alike. The mimosa, oak and pine forests that are so popular with hikers give way to the rugged dark red rocks that plunge into the glimmering blue Mediterranean sea, much to the onlooker’s endless enchantment... The famous “Calanques” are home to delightful sandy beaches, some with their own little restaurant-hut. The small town of Mandelieu itself is equally charming and here you will find a medieval Château built in the early 20th century by an eccentric American, which now houses art exhibitions and small events; a casino, the vineyards of the Domaine de Barbossi, and last but certainly not least, the historic, 27-hole “Old Golf Course”: Course 5 676 m - par 71; the Riviera Golf Club: Course 5736 m – par 72; and of course you are not far from the golf courses of Opio-Valbonne and Cannes Mougins.
The site draws visitors from all over the world, for tourism but also for business, particularly those coming to nearby Cannes and the Alcatel Space industries headquarters (employing over 2000 people).
Our opinion:
Difficult to get any better than this luxurious property, ideally situated in one of the most picturesque small towns of the Côte d’Azur, close to Cannes, Nice and Sophia Antipolis (France’s equivalent of Silicon Valley). This will be an excellent investment for the future and presents all the advantages of a good leaseback property: good location, easy access, quality developer and management company, attractive yield and total security. A chronic shortage of short to mid-term accommodation in the area will further contribute to the success of this development.
A few words about nearby Cannes:
Home to the world’s most famous film festival, Cannes is one of the Riviera’s most exciting cities, to which millions of tourists and business people flock every year. Renowned for its conventions, Cannes is where business best mixes with pleasure. There is something for everyone when it comes to entertainment - jazz and classical music, restaurants, bars and discos, a casino, museums, beach resorts, luxury boutiques, a typical Provencal old town and market and also the opportunity to enjoy summer AND winter sports, with the closest ski resorts (Isola 2000, Auron) less than 2 hours drive away. There are two marinas in Cannes, “the Old Port” next to the Palais des Festivals where little “Pointus” (these are the little wooden fishing boats with square sails known as “Latin” sails) are berthed right opposite the world’s most luxurious mega-yachts. This port is at the foot of the Suquet (the part of the old town which is perched on a hill with a church at its summit) and just two minutes to the famous Croisette, the rue d’Antibes and the exceptional daily market ‘le Marché Fourvière’, where you can buy every type of fruit, vegetable, meat or fish under the sun! The second marina is the Port Canto which is very popular with yachtsmen.
There is never a dull moment in Cannes and it is busy all year-round. The climate is mild and sunny in the winter and warm to hot in the summer (there is always a sea-breeze).
The rich and famous long ago chose Cannes and its area as their favourite haunt and some of the world’s most extravagantly luxurious and beautiful villas remain to testify.
Cannes is an excellent starting point for excursions to the surrounding areas and one of the main advantages of Cannes is that it is very centrally situated on the Côte d’Azur. Very close to Monte-Carlo or to Italy on the motorway, it is just 20 minutes drive up to the charming hilltop village of Mougins with its world-class restaurants and shops and to many of the other picturesque medieval villages in the area such as Saint Paul de Vence, Valbonne and Peymenade.
