31/ Costs and expenses
The various costs and expenses are generally as follows:
- One off co-ownership regulations (about 250 euros paid on signing the title deed).
- Taxe foncière (annually), about one month’s rental income, you are exonerated for the first two years on a new-build property.
- Accountants’ fees (annually), about 300 – 400 euros per annum. As a non resident, you may sometimes be required to pay 3 years accounting fees in advance.
- Flat fee for personal use, this will be mentioned in the lease and is charged by some companies to the owners when they come to stay themselves. It is usually 50 – 100 euros per apartment.
- Contribution towards running costs: this is divided between the management company and all the co-owners in equal proportion and is applied by some management companies, but not all. It is usually around 15 – 25 euros per square meter per annum.
